Our Impact:
This large-scale mixed-use development gave iENG the opportunity to help reshape both Nashville’s skyline and the way complex buildings are built. Spanning 19 acres in the heart of the city, the three-phase project includes three office towers and two podium parking structures totaling 3.6 million square feet, with each tower served by its own water-cooled HVAC system. The development played a key role in revitalizing Nashville’s west side and establishing a new Class A office district.
iENG’s world-class modularization approach was central to the project’s success. Mechanical systems were designed for maximum offsite fabrication, enabling faster, safer, and more predictable installation in the field. This strategy allowed our project partner, icon Mechanical, to set and fully pipe the Tower 2 chiller plant, representing 4,500 shop man-hours, in just five days. On Tower 3, iENG designed and coordinated 28 prefabricated restroom modules along with floor-by-floor plumbing spool packages, further improving efficiency and consistency.
The completed towers now built 1.8 million square feet of Class A office space and seven acres of green space, with Towers 1 and 2 serving as Amazon’s Nashville Center of Excellence. The project stands as a clear example of how integrated engineering and modular construction can accelerate schedules, elevate quality, and create lasting impact at scale.
